Yes, it starts with your warm market and that warm market really never goes away.  But as you extend further and further away from those core people, you soon realize that you need a bigger toolbox, or one that works very hard for you.

Use Your Own Website

Looking for smart real estate marketing tips has to start with the website. I’m not talking about the one you get when you join a real estate group. I believe that each agent needs their own personal website as well. And maybe even a few different sites depending on what you focus on and where.

“Why is my page on the company website not good enough”, you ask? The fact of the matter is that your website should completely define who you are, what you focus on, and the neighborhoods and the community that you serve.

● Most people start their real estate search online. By using a personal website, you can customize specific pages to specific neighborhoods, or even specific towns that you serve.

● You can use on-page SEO so you get very specific results from Internet searches.  You can also set up specific pages that people may be searching for such as “homes located in xx school district” or “1 acre lots in xx county”.

● Your own website also allows you to gather your own personal leads and your own CRM and email drip program instead of just the one you have through your company.

● On your own website you’re able to have custom and personalized images that you can share to social media. Images of listed home detail and highlights. Images of the surrounding community that help sell properties.  You can also include schools and shopping information; the uniqueness of the area, and all of the selling points for each of your listings.

● You can also use customer testimonials which are key to converting those on the fence whether to buy or sell with you or not. These are extremely important and not used enough in marketing.

● Another smart reason for using your own website for your real estate marketing is because you can include a blog that allows you to update current information and keep your website fresh with content that your buyers sellers want to be homeowners need to know.

Social Media Marketing for Real Estate

Let’s also talk about social media.  Everyone knows social media is almost required for promoting yourself and your market. But are we really using it properly?

One of the things that we need to make sure we are Not doing is putting our listings directly on a social media site.

What we want to do is pick an impressive image or two from within the home and share that on your social sites and ask a question about the decor or “Would you sleep here –Yes or no” type question.

This image would’ve been shared directly from your website so when they click the link it takes them back to your site so you can gather information and hopefully get them on your email list. Or better yet get them as a client.

Managing your business as critical today. It’s easy to join the corporate website that is most likely managed by a private company, which can be a scary thought on its own.

Having complete control over your real estate marketing means you can do business from your website and your social media combined along with all of your local networking and other local marketing ideas that you used.
